The future of land transactions in Kenya: A brief update on digitized land processes.

Kenya’s land sector is embracing the digital age! Anyone who has handled a land transaction the manual way, is aware of the numerous challenges, including long queues, missing files, and constant follow-ups. While the journey to full digitization is still unfolding, the shift is already changing how we experience land matters. In this article, we will explore land services you can access through the Ardhisasa platform.

Digitized land processes on ArdhiSasa

Since its rollout, Ardhisasa has digitized several key land administration processes, particularly in Nairobi County and progressively in other regions. Some of the notable processes now available online include:

  1. Official searches- It is possible to apply for and get official searches online, subject to a fee, strictly for Nairobi properties only.  All you need is the owner’s approval of the search request, and you are good to go! No more handwritten forms or physically queuing just to confirm ownership details for such properties.
  2. Valuation for Stamp Duty- One of the biggest improvements has been digitizing valuation requests across the country. The major must-have? All the parties to the transaction require an Ardhisasa identification number. An Ardhisasa ID is a unique number you get when you set up your Ardhisasa account. Once you submit the valuation request, the system assigns it to a Government Valuer for review. The valuation report will be uploaded after the valuer has considered the application and completed the assessment.
  3. Registration of Transfers, Charges & Leases- It is possible to lodge registration for transfers, charges, discharges, among other applications, online for Nairobi properties only. The catch is, to request the services of a lawyer, as such applications can only be submitted via an upgraded Advocate’s account.
  4. Online payments- Stamp duty and other land-related fees are now paid electronically. This has simplified reconciliation and reduced the back-and-forth that often came with manual payments.

Impact of the digitization of land services.

The digitization of land processes through Ardhisasa is reshaping conveyancing practice in several ways:

  • Enhanced transparency– Real-time tracking of applications ensures certainty and limits informal follow-ups. This has also reduced turnaround time for transactions.
  • Improved record integrity– It has enhanced centralized digital records. Centralized digital records reduce the risk of file loss, duplication of titles, and unauthorized alterations, long-standing concerns in land administration.
  • Better planning and oversight– As more records migrate to digital format, the government gains better oversight of land ownership patterns, valuations, and transaction trends, strengthening policy formulation and revenue collection.
